Can I Deduct My Home Office?

The home office deduction lets eligible business owners deduct expenses related to using part of their home for business. While it can be a helpful tax benefit, the IRS has very specific rules about who qualifies.

The following outlines who is eligible to claim the home office deduction.

IRS Rules You Must Meet

To qualify, all of the following must be true:
  1. Regular use: The space is used consistently for business.
  2. Exclusive use: The space is used only for business—no personal use.
  3. Dedicated space: A separate room or clearly defined area is required.
  4. Principal place of business or a place where you regularly meet clients.

Examples of Qualifying Spaces

  1. A separate room used only as an office
  2. A converted garage or basement office
  3. A dedicated studio or workspace with no personal use

Exceptions and Limitations

There are a few exceptions and limitations you should be aware of regarding the home office deduction.
  1. Daycare Exception: Exclusive use is not required if you operate a licensed (or license-exempt) daycare. The deduction is calculated by prorating the space based on the hours it’s used for business.
  2. Storage Exception: Exclusive use is not required for areas used regularly to store inventory or product samples. The business must sell products at wholesale or retail, and the home must be the business’s only fixed location.
  3. The home office deduction cannot create a loss. The amount you are allowed to deduct for business use of your home cannot exceed your gross profit, potentially reducing your gross profit to $0 but not creating a loss.
